Henderson Land Development Case Study on Indoor Air Quality

Reimagining Healthy Living – Henderson Land Development’s forward thinking to build healthier indoor environments

Aligning with its holistic vision of urban health and liveability, Henderson Land Development leverages its patented technology to address indoor air quality (IAQ) challenges in its iconic commercial building.

With a view to meeting the office tenants’ ESG targets, encouraging talent attraction, upholding staff retention, increasing work productivity among other benefits, The Henderson maintains excellent sustainability standards including the emphasis on indoor air quality (IAQ).

The building integrates several air purification systems to maintain excellent indoor air quality, including decentralised ceiling-mounted air purifiers in addition to the centralised air handling and purification system, which are placed above the suspended ceiling without taking up valuable floor space.

The Henderson also deploys multiple patented technologies to enhance the indoor thermal comfort and reduce the spread of communicable diseases to protect occupants from illnesses.

For example, the Solar Responsive Ventilator (SRV), fully powered by renewable energy, is connected to the building management system (BMS). It optimizes airflow based on real-time weather conditions. The SRVs are designed to maintain occupants’ thermal comfort near window areas most susceptible to thermal fluctuations.

The Lift Sterilization System covers all lifts to maintain a high standard of air quality in a densely populated environment. Equipped with real-time pollutant sensors for ozone, PM2.5, and PM10, the system sanitizes lift interiors in a minute to reduce the spread of airborne diseases in enclosed spaces.

The Air Quality Enhancing and Conditioning System adopting desiccant dehumidification method optimizes thermal comfort while limiting pathogen transmission, improving air quality throughout indoor spaces.

Further enhancing air quality, The Henderson employs an higher efficiency MERV13 and PCO air purification components that are integrated with the heating, ventilation, and air conditioning (HVAC) systems. The system actively monitors and addresses indoor pollutants such as microbes and participates.

Over 1,000 IoT sensors collect data on metrics including IAQ and occupancy levels. Hospital-grade filters are utilised to continuously refresh the air across office spaces, enhancing IAQ and prioritizing occupants’ health. Additionally, desiccant dehumidification technology is incorporated to maintain ideal humidity levels by supplying fresh, conditioned air, reducing mold growth and further enhancing air hygiene.
